‘Most desirable country house hotel’ in the Cotswolds sold by Knight Frank

Grade II* listed, 17th Century hotel with gardens designed by Rosemary Verey –

The Calcot Collection can confirm the off-market sale of Barnsley House and The Village Pub, which will be handed over to trusted custodians, Timothy Oulton from 22 November 2021. The sale was handled on a highly confidential basis by Knight Frank.

Barnsley House and The Village Pub will continue to operate as a luxury hotel, spa and pub with rooms, with the current team remaining in place, with operations ongoing and all existing bookings honoured.

Having been part of The Calcot Collection since 2009, finding an owner that truly values the rich history and heritage of Barnsley House and its world-renowned gardens was of utmost importance. Timothy Oulton intends to continue to nurture and care for this valuable heritage as Barnsley House moves forward.

Hotel Director Michele Mella, who has managed Barnsley House for the last 11 years, will be retained by Timothy Oulton to lead the hotel into its next chapter.

The sale of Barnsley House and The Village Pub will allow for significant investment and expansion at Calcot &

Spa, the collection’s first property and flagship hotel, which will see exciting developments take place in 2022 and beyond. This includes five new family suites, including three treehouses, which will look out over 200 acres of rewilded farmland; a project that is at the heart of the hotel’s plans for the future. Calcot & Spa will also be expanded to offer an impressive new fitness facility for both spa members and guests.

At the Lord Crewe Arms in Northumberland, five new bedrooms are underway as part of the conversion of 18th century cottages that line the historic square adjacent to the hotel.

Henry Jackson, Partner in the Knight Frank Hotels team, comments: “Working with Josh Aspland-Robinson we are delighted to have concluded this highly confidential sale. There was fierce competition for the hotel and we have a number of disappointed purchasers. The Cotswolds has become one of the most desirable hotel locations in England and there has been a shift in the sector with guests really taking advantage and appreciating what is so easily accessible to them.

“The hotel will be in great hands with Tim and Halo who I know will cherish the asset and build upon all the hard work and time which the Calcot Collection have invested into the business.

“The Calcot team have exciting new expansion plans at Calcot Manor & Spa and I know they are looking forward to sharing these with their existing and future customers.”

Richard Ball, Executive Chairman of Calcot Collection said: “We have loved our time as custodians of this wonderful property, but we feel the time is right to consolidate our interests and are excited to be able to hand them over to new owners who we know will provide an exciting future for the team that have made them so special under our tenure.”

Timothy Oulton, founder and creative director of Timothy Oulton said “Barnsley House and the Village Pub are exactly the kind of property we have been wanting to bring into our group, with our focus on creating authentic, unique, and award-winning experiences in home and retail, and more recently in the hospitality domain. Richard and his team at The Calcot Collection have nurtured Barnsley House with a respect for its rich heritage, and its loyal customer base.
