Global property adviser Knight Frank has been appointed to sell the Hilton Maidstone Hotel, a purpose-built full-service hotel, operated by renowned hospitality company the Hilton Group PLC.
The Hilton Maidstone is set within 6.2 acres of land and is located less than 10 minutes from central Maidstone, a modern country town in the heart of Kent. Purpose built, the hotel comprises 146 en suite bedrooms, eight meeting rooms, a bar, restaurant, health club, swimming pool and approximately 300 car parking spaces.
Maidstone is a vibrant county town in the heart of Kent that is close to attractive countryside attractions such as Leeds Castle and Mote Park. The hotel is located just off the M20, which provides strong road and train links to London, Folkestone, Dover and Ashford International station, offering a gateway to continental Europe.
Henry Jackson, Head of Hotel Agency at Knight Frank, commented: “This hotel benefits from excellent, purpose-built facilities incorporating a substantial leisure offering and is well known locally. The strong connectivity links of its location appeals to both leisure and corporate guests.
“There is an exciting opportunity next year to reposition and rebrand the property upon the expiry of the lease with Hilton. A number of brands have expressed an interest in the branding opportunity upon the expiry of the occupational lease, currently in place to Hilton Group PLC which is set to expire on 31st December 2021.
“Given that there is a large site area and surplus parking there are also asset management opportunities to better utilise this space for income generation purposes. Year end 2019 saw the hotel provide a turnover of approximately £5,410,000 and payment of rent is guaranteed by Hilton Group Plc for the remainder of the lease.”
Knight Frank are seeking offers in excess of £12.5 million.
